Yikes  @Appleblossom but as you allude to, necessary. Tradesmen are not cheap. Glad you were able to diy with the window @Smc, unfortunately neither Mr D or I are handy.

We are driving home in blustery conditions but hope to stop somewhere for late lunch and a coffee which I am hanging out for.

Little bro installed an old pot belly that he used to warm food up.  HIs wife did not appreciate it or the stove and wanted an electric rice cooking device.

I am so surprised that out of all the Afternoon Tea choices, I've chosen one that @Former-Member will really be excited about. How lovely, for her, I hope she has some joy & happiness from it.
